Not only does it look like I am going to finally close on my property today but then I'm schedule closing my second property tomorrow as well. Definitely a nice week. I do have a question for the group, as I am shopping for insurance for my property, I am currently having a hard time swallowing the premiums. Can you guys recommend a good insurance company that can support flips moving forward?

Good afternoon my fellow investors. I need additional input as we move closer, closer and closer to officially starting all of our rehabs. Want to rehab is done do you typically tip your contractor or are they already make enough money in there we have and I should not feel guilty after the rehab is done?

I am happy to report once again that we have increased our portfolio. We went from having no properties when we started in Nov.....now having three properties. Keep it going in 2016.......

Good evening all. I have a question and I need some input on what to do next. As we journey down this wonderful world of real estate investing, we have come across an opportunity that could relate to more profits in our pocket. Although we are attempting to learn this game and go through the process, one of the properties we have purchased, has peaked another investors interest in the market. Although I have not closed on this property, someone has already inquired about this property and wishes to perhaps buy it from me very soon. So should I sell the property, and or should I wait until I'm done with the rehab and sell the property as originally planned. What do you guys think?

Well, a few days ago I posted the great news of having our first property, FINALLY.  Well the stars are aligned because today, we purchased our second property.....Yes....two in less than a week.....We are extremely excited and nervous at the same time....

But looking forward to some FUN days......

I am going to pay cash for the property.  So I will ask for it from the seller.

I am however looking to buy a property from an individual, how should I proceed if I want to make sure we have a clear title?
