Nicely done.
I currently live in Arlington but in my past life I also lived in Waco. I too do not understand the interest Waco has currently on investors but it's deafly a nice area for this business. Although the popularity of the show has increase the footprint into the Waco market, I am not sure if every investor is equipped enough to handle this small of an area. I have not done an extensive search in Waco, but I will starting next week. I will be interested to see how long some of these homes actually do sit before giving them under contract.

So we have a property just Purchased for 134k. Might have to put about 40k into with a ARV of 205. Should I flip as is or rehab it?

So we have been blessed by having the opportunity to buy some property. With this gift, also comes the great opportunity of being the first to rehab in certain areas. How or what is the best way to set new comps? Hard to fight for numbers when you are the first to rehab in any given market.

Just to get going, hard money is not a bad way to get going.  But you better make sure you can turn your first property quick.

Ofcourse, cash is great if you have it.

Ok, so I am trying to flip out 3rd property and I am having a hard time. Buyer keeps coming back asking for more, more and more stuff! Should I fix it all or negotiate?

Welcome to the group. I can tell you from personally experience, the people here are great. Very helpful and looking to help you succeed. We started out very similar. Now, we have 5 properties. 3 currently under contract and two newly finished. It's fun once you get going.
