No I'm not a contractor. I would think through a realtor would be a non stop source to houses like that. It could also work just as well if not better with FSBO. But my part would be to increase the value of the home then taking my cut when it sells.

Thanks to the helpfull and creative mind of Bill Gulley I was turned on to the idea of helping a homeowner sell his/her home by offering to come in and make repairs and renovations to increase the value in turn bringing more money to the seller and realtor while making a small profit for yourself. Ofcourse a contract would need to be in place and most likely need to be licensed as a contractor.
Questions:
What are the risks involved?
What are ways to protect against the risks?
How would you calculate the retern?

@Stephen S. I would think that a renter would not want tobdo something like that. That would seem real shady to me if I were a rebter

What if the seller decides not to sell after you come in and make renovations? You're stuck with the bill and hope he pays you?

@Aaron Junck Very nice explaination thank you. Will surely start poking around for sub-to deals. Also what is you're move to counter the holding costs on these deals? Or do you just not worry about that?
@Account Closed Putting the deed in a trust will avoid triggering a "Due on Sale Clause" correct?
