Seems like you are looking for a capital partner. There are many ways to get a private investor. Friends and family is a good place to start networking for capital. There are also many investors here on the bigger pockets forums. You will certainly have to have a good marketing pitch as there are many people seeking capital. Inform your potential investor of your track record as well as possibly having some skin in the game to win their confidence.

Never heard of that stipulation. So many LLCs have 50-50 members and sometimes even more. I was suggest researching some other lenders and banks.

A private investor would probably be the best route, however it may take some persuading if you can’t contribute much skin in the game.

Our suggestion would be to just invest with an established company that needs capital. As a passive investor you will make your desired return with zero involvement and work. Why reinvent the wheel when you can ride in a luxury vehicle ? Best of luck in all your endeavors.

We joint venture on fix and flips as well as buy and hold. Our model is to partner with local investors and project managers in different markets nationwide.

For the last 20 years 95% of our business has been fix and flip. The last several years we have started accumulating some buy-and-hold properties. We plan on adding to the long-term portfolio moving forward but we still feel the majority of our business will be fix and flip.

Congratulations on accumulating 40+ properties. I love hearing success stories.

Another suggestion if you cant find a HML or cant get enough funds for your deal from them, is to JV or network with a private investor. Friends and family is a good start however if that option is not viable there are many here on BP forums that will have a conversation with you about your deal , strategy and future goals.
