Numbers permitting, house hack with a 5% down conventional loan. That way the PMI will slough away at 80%, oppose to an FHA. Then decide if you want to do out of state investing.

I always do this for rentals because I think it looks good and is easy to re paint if need be. If it was a flip I would do whatever is trending in your area, not necessarily always white.

I think it's a disservice for an agent to tell someone to waive an inspection. The agent doesn't have anything to lose if you buy a property with large capital repairs you weren't aware of. Do you?

In my city electrical bill sticks with tenant and WSG sticks to home owner. I don't believe there is an public utility department out there that will tell you to pay a bill and not tell you how much to pay. I would call the company and get to the bottom of it, those liens you might get stuck with can be pretty high. That said he might have problems selling it with liens, I would imagine the title company would catch it at closing.

Pretty unsettling that some people are saying to lie about or disregard what you said. No wonder we as landlords have a bad reputation. I think you are doing the right thing, well done.

That will hinge on what you do with the proceeds of the sale. Are you reinvesting the proceeds for better ROI? Can you? Everyone will have a different answer based off their own situation and where they believe we are in the cycle.

I don't think it's a bad idea to get your license but you could just ask an agent to put you on a criteria based "drip". I don't think it's a huge hassle since it's automated. If you have the time and money to get your license though I say go for it, not going to hurt.

I chose the war chest strategy when prices start going up. I'm about 50% leveraged, cash flow on all rentals, and have a significant amount liquid to cover any expenses of a market fallout and take advantage of any deals it would incur. Rents in my area didn't decrease last crash so I'm not overly worried. Be curious to see how the highly leveraged playing the appreciation game do.

Sellers market, I would patch it. Few years ago I would have said replace. If it's a morale thing do what let's you sleep better.
