I'm a fan of Home Depots LVP, it's called LifeProof. 7mm thick, floating, and waterproof. Easy to install, more forgiving on uneven floors than laminate floating planks.

Don't believe all of them are actually in pre foreclosure. I buy foreclosed homes, get them rehabbed and rented and it never fails that myself and my tenants are badgered about being in foreclosure and wanting to buy it. Then my tenants freak out because they think I'm defaulting and being foreclosed on. Not to mention people constantly stopping in peaking through windows and walking around the house. Anyways, verify it's actually in pre foreclosure don't take Zillow for gospel.

Hey @Brad Tom, no I'm not buying rental oil rigs. I was working on them though when I started buying rentals. You can write off up to 25k if you you make less than 100k a year. I worked and lived and in North Dakota and traveled to Washington every few weeks to rehab my real estate so it wasn't hard to show losses. You can absolutely use "loss" in rentals to offset salary.

Hey @Patrick Fraire, you don't have to "deal" with any market condition if you don't want to. No one is forcing you to invest in the California market just because your local. Poor form to rag on "podunk" just because you're not appeased with your local market conditions.

Not sure on the paint but I think I would be more worried about all the patches they did to the foundation cracks.

This will vary with markets but kitchen, bathroom, and landscaping (curb appeal) have the highest returns. If those are tip top add sq. ft.

I don't think that is true. If you payoff (refi) or sell you can qualify for another. 50 mile rule is for qualifying for a second FHA loan after relocating. https://fha.co/blog/fha-loan-residency-requirements/
Stick four in the crawl space powered off each unit. They going to go under there and monitor which one is running more?

@Jay Hinrichs majority of my renters are Californians that moved up here to work in Portland. I thought the commute would be a little far but they've been fairly long term tenants and seem okay with it. I agree with the overflow sentiment!
