Post: Midterm Tenant left some Belongings and Snake

I am new to rental investing and had a midterm tenant in for 3 months.  I went to clean house this week and some of her belongings were still there.  In addition, there was a baby snake in a plastic cage.  She had a pet addendum for a dog, but not the snake and it is in my lease that any pet including reptiles will need approval.

I have reached out to her via text and calls since Monday with no response. 

My question: What do I do with her things?  I moved them to my outside patio in order to clean and get home ready for next tenant.  I left a text that I would keep them there until end of week for her to pick up.

Also, the snake, I have contacted the county Animal Control which they will take but they told me the tenant would be charged with abandonment.

@Eric Bilderback Thank you for your kind response, Unlike many of the other responses. My guest was very understanding. I sent her $200 to cover the inconvience and any extra lodging fee and was not effected as a Host. Again thank you for your encouraging words.

@Jay Hurst yes "cancel" would have been a better word. But definitely not screw over. Wow

Thanks for the feedback. I have communicated with Air bnb guest. And will be paying the difference for another lodging option. She was very understanding and appreciative. I have also set my calendar to only allow bookings 3 months in advance.

This does not look good on you or on Airbnb to have to cancel someone that planned that far in advance and now have to scramble to find another place.

I would talk to these guest and see if you can help them find another place since  this was your fault.

I personally would pay the difference to them if another place ended up costing more. I try and take care of people especially if I was one that caused the problem for them.

I hope you too will try and do the right thing and just not worry about your superhost status.


 Thanks for the reply.  Yes that is why I am reaching out to the BP community.  The Air BNB date is middle of October and I just found out my mid-term tenant needs to stay longer so that is why there is a confusion.

In the future, Airbnb and Furnished finders have widgets that will automatically update the calendars so you don't get a double book. HTH and I'm genuinely curious if you can give more details?

No they booked about 4 months ago and I placed a mid-term tenant in after that. Now she needs to stay longer.  I do have my calendar block and synced with FF.

New to STR at end of last year. I had a guest book 4 months in advance and it is now rented to a relocation family. I need to let my Air bnb guest know. My understanding is that as Super Host, I will have repercussions from Air bnb. I don't have another property available to offer her.

Suggestions on how to best handle this are appreciated.

Closing on first STR next week. It has 2 dwellings on property. Each 2bed/1bath. Should I place security system on outside? I have talked with ADT. Or should I have Ring cameras installed outside. I know cameras are not allowed inside. I just want to make sure everything is safe. I have stayed at many STR and have never had security system that I have access to and it hasn't been a problem.

Thanks for your input. Soooooo many decisions.
