@Kevin Hunter thanks. Do you usually provide some of this info in the listing. I will probably be selling the property as fsbo. Also, at what point do I allow buyers to view the home? Once an earnest deposit has been made?

I'm currently seeking to sell a rental property that has a tenant with about 7 months remaining on their lease. Can anyone provide me any resources (things I should know) before I place this home on the market.
Background info:
-Property is located in Texas
-Tenant does receive a Section 8 voucher.
-Tenant has no previous evictions and has paid timely thus far.
Any info would be great.

I recently had to pay a $175 plumbing bill (a child's tooth brush was flushed down the toilet).
The tenants are given a welcome packet stating the rules for issues caused by tenant negligence, so they are very aware of the upcoming cost.
How should I setup reimbursement? Have the tenants (tenants are Section 8 voucher recipients) pay now or take the amount from the deposit. I have saved the pictures and receipts in their file.
Also, does anyone have a sample letter I can provide to the tenant regarding the upcoming fee?

Here are the before and after pictures. You can't really see the detail of the cabinets on the after and we never replaced the doors. Excuse the mess.

@JD Martin I never considered those options. I will speak with my project manager today to ensure we're not making a big mistake removing the cabinets.
The flip is considered on the higher-end of a middle class neighborhood.

Everyone this was very helpful! We originally painted the cabinets and I wasn't impressed. We did not use all the correct methods you all suggested. The cabinets may be 30 years old, however I did not want to waste money if it wasn't necessary.
Since we are now on a time crunch, I'm certain new would be best.
@Mindy Jensen thanks for the recommendation. I was actually looking at Hampton Bay but I wasn't sure if I needed to purchase something pricier. We're going with that option and will add granite countertops to spruce everything up!
