Hi everyone,
My goal is to house hack (live in one unit and rent out the others) a duplex - 4plex in New Jersey for 1 yr or until I am able to refinance. For prices around 100k-200k. I plan to have a co-signer for my FHA loan (I dont have W2s but I have cash and a great credit score) and place my reserves into fixing up the property and getting it rented. I would like to remain "close" to NYC.
Does anyone invest in New Jersey have any advice on creative ways to find amazing deals on duplexes-4plexes that may need work ?
Are there any areas in NJ that are perfect for this specific model of house hacking?

Hi Everyone,
I live in Los Angeles and I was wondering ... how can I find a local investor to show me how to find, negotiate, and close on a real estate deal ?
I understand I have to bring value to the table, which I am certainly willing to do but where do I start...I cannot afford to finance a property in Los Angeles ... BUT I have an enormous amount of time and energy that I can leverage in exchange for knowledge and experience.

I can understand the safety concerns. Since I have seen so many rundown properties being bought throughout the city that is what I assumed investors were planning to do. The city looks like it has so much potential I am excited to see what it becomes 10yrs from now.

I don't think anything is easy when it comes to real estate investing. You're an investor in Baltimore so I am sure you know how tricky or not, it can be investing in such a place. Are there any positive sides to investing in pats of Baltimore ?
