Shawn Clark you are absolutely right. Depending on the turnover cost, it can ruin your whole year cash flow. Luckily I own substantial amount of units to overcome it.

Even though I got multiple empties, I am trying to be picky and doing full background check.  I rather be safe and follow my process rather rent it to the next tenant that walks in.

Hey @Sam Josh yes I haven insurancd but not worth the hassle going through the insurance company. One other thing to add to this crazy month - my roofer has been super busy so I hired someone off CL and he took off with a substantial amount of down payment so. Ugh.  Sometimes I wonder if this is worth it....?!

Every landlord always talks about how great their investments have been and that's usually the case but we all from time to time run into some real tough situations. Well here is mine - Beginning of October I had 8 empties, 3 evictions, and two of my tenants left in the middle of October with my appliances, kitchen cabinets, and light fixtures. This has by far been the worst cash flow month for me in a very long time! I wonder if anyone can share some of their nightmares and share some words of wisdom...

I am with Larry T. There are plenty of great deals In rochester area. For 50K you can buy a decent 2-3 family with positive cash flow and great cash on cash return. I looked into Albany market over the summer and the prices are grossly overpriced .... just my opinion. I guess I am spoiled with cap rates in double digits. Good luck!

seems like nobody wants to pull the trigger on setting up a meeting. If everybody's OK I can set one up in Queens sometime mid October.  Please let me know if that's convienent for all?
