Guys I have been investing in Rochester NY for sometime now and the market is similar to Cleveland. House prices are not bad the cap rates are about 15-18%. Although rochester has been good to me I would like to expand into other markets. I am really looking hard at Detroit and Cleveland. My only concern is management as they can make you or break you. I can't begin to tell you the amount of investors I have seen lose everything. Is anyone looking at these two markets? I would love to connect. Maybe we can hook up and do a small deal together to leverage risk. Thanks

Thanks everyone for your thoughts. James Barnhart I am planning to do exactly as you mentioned. Since I am buying from banks or county, I can do the repairs and still be under appraised value. I will then refi and cash out of the deal paying back the HELOC. In essence I am using HELOC as a bridge loan for 6-12 months. Thanks again

hi @Raju T.  which banks have you been dealing with? I generally use upstate bank and a hard money lender.  They are pretty easy going.  I buy all over the city

Hi Bryan G. Vacancy rate is higher then usual in comparison BUT with the prices of real estate here you cap rate will still be in double digits as long as you buy in fairly decent areas. There are many investors I know out of Canada that buy here and are happy with their investments. Good luck my friend and reach out if you need any help.
