I also agree that expenses seem low for 6 unit. You should be looking at various expenses such as taxes water sewer insurance management maintenance vacancy capex etc. good luck my friend

Guys i invest in rochester which is way upstate but it has been a good opportunity for me. Prices are not bad compared to NYC and the cap rates are decent.
