Welcome Tom Chen to BP. Educating yourself to become a better investor is essential in this business. To answer your question, I am a native of Long Island but like you didn't have the cash or the gutts to buy my first property for $500k+ so I looked at areas such as upstate NY. Well that was 10 years ago! I have been investing successfully in rochester NY. My realistic returns per unit is $125-$165 per month. PM if you want additional help or have questions. thank you all for some great advise. I guess automating the business is part of reducing stress. Although I do seek help for professionals from time to time, being a type A personality it is tough to let go or know when to "switch off". I guess just like I learnt how to invest and become good at it, managing is also a trade well mastering...

Hi BP world.  I am currently investing in Rochester NY and often wonder how my fellow landlords/investors deal with stress on a daily basis. It seems as grow bigger in my investment career, it has become much tougher to manager properties, tenants, family, ... and the list goes on. 

Any suggestions on how you guys are handling this because I know we all deal with the same headaches day in day out. thanks!

Charlene Isoh I know this house. It hit Zillow this morning. At best this area for single is around $22k with a new c of o and rented. Your projected rent for the house is off. I think at best you will get around $700-$775. Good luck with the purchase and rehab.

Hi Ebony Bolton and welcome to investing out of state. There are plenty of investors from the west coast such as you who have taken the leap and invested here in rochester. It is a great city to invest with lucrative cash flow. Investments is far less and the ROI is far more then lots of cities across US. Good luck and let me know if I can guide you with anything.
