@Bill S. I know you are a long time provider and much respected in the forums but I have a written quote for 4800 sq ft total for 183k. I will be happy to provide you my written quote. I know modular builders have been discussed in the forums. I went one step further and found a reputable one with a 10 plus year history in business. Connect with me and I will provide you their info.

You might want to look at Deltec homes in GA. It is panelized housing. Faster assembly times to build the outer walls, you can design the interior walls any way you want si9nce they are not load bearing. Meets building codes in all 50 states I believe. They also do design as well. Deltechomes.com

I know, I know there is no money at the end of this story so why post it here? Because today I took ACTION. I had found a foreclosure auction in my town that had an LTV of 40% this was two weeks ago. I procrastinated in contacting the owner until today (The auction is scheduled for 12/14). I hand wrote a note drove the two blocks and knocked on the door. Fortunately/unfortunately the husband was home. He was in a sling and on pain meds but managed to inform me that he had taken care of the foleclosure thru a company I didn't recognise and was already making payments. I informed the owner that he might want to contact the courts as he was still scheduled for auction next wed. I thanked him for his time and left.
Heres my point: Was it scary?....YES. This was a big guy. Did I get to serve the family?....No. Did I have a deal?.......no. But I took ACTION. I got off my butt and did something rather then being paralyzed. The confirmation that I can do this came from being uncomfortable and knowing that I didnt have all the answers and inspite of that still taking action.
We all have this great potential inside us. Take action today, you're mental objections will increase in volume but these are the very things that have stopped you from moving forward in your investing career.
Action is a verb, paralysis is a noun.
