HI @Chung Le, Kent is a very good area to invest in.  I've been in Kent for about 9 years now.  It's close enough to Seattle that you have a lot of people that commute and prices are a bit lower than Seattle market.  Inventory is still low here however so that has kept prices steady and rising.  If you buy right it can be a good place to invest in.  Are you looking for single or multi-family places?

I agree with others but you should have a kick out flashing on the roof to ensure water doesn't miss the gutter and run down the siding.

Hi James, i've been in the same situation as you a couple of years ago.  If you don't need the cash from selling your house and are ok dealing with tenants (unless you decide to use a management company) based on your numbers, I think renting it out would work for you and pocket $200-300 per month.  Good long term investment for you.  Good luck!

Hi Rita, from what I have learned in my experience (having done both rentals and flips) and from reading other's experiences, there's no clear cut answer.  Everyone is different.  It depends on what your goals are (short and long term) plus what your skills are.  Can you manage a flip or do the work yourself?  Do you want to deal with tenants?  I encourage you to keep reading and learning to figure out what will fit you.  Good luck in your endeavors.

White would definitely keep the space light and bright.

Check out denvercabinetexpress.com .  They offer white cabinets and you can get them RTA and are available from a shop just outside Seattle.

What do people think about this scenario.  I personally buy a house to flip.  Can I hire the General Contractor that I am employed with to serve as the the GC of my renovation and still oversee the project myself?  Rather than getting my own GC license.  Thoughts?
