I have had BathCrest of Seattle do an epoxy like coating over tubs, shower pans and walls for me in the past.  Their work has always turned out great.  Might be worth seeing if there is someone in your area that does that type of work.

I've found it always best to get a permit as the consequences of having your job shut down until you do, typically isn't worth it.  STFI permits are relatively easy to obtain so why not?

Windows are such a visible part of the house so I think they definitely need to be done - especially if you're updating "everything else", why wouldn't you do the windows.  $1500 is a ridiculously low cost for a household of windows.

Hey @John G.

Check and see what CA requires for flipping houses.  Some states are now requiring the work be done by GC's so it might be advantageous for you to get your license.  I obtained my GC license in CA about 10 years ago so things might have changed a bit since then, but as I recall you needed to show you have sufficient experience in order to apply.  Don't forget you'll need to pay for insurance and bond prior to getting the license too.  There was a pretty involved test that you had to take too so find some good study material and study up.  Good luck!

I am in the process of doing a cash out refinancing on a house that I have completely renovated. I'm hoping to pull out enough cash to payback loans that were used for purchase and construction so need as high of value as possible. I have an appraisal scheduled next week and was wondering if anyone has any tips on any ways that I might improve or help influence the appraiser. Thanks

They have better pricing for same products as box stores.

I have made many purchases from Build.com and found them VERY competitive.  They allow you to set up a PRO account which gives you further discounts off their normal prices.  Their account reps will also price out larger orders for you and give you the best price possible.  Definitely recommend people trying the site out.
