In the area that I live in the state of Rhode Island the houses are selling way to fast, I've be trying to buy a house for the last six months without any luck, a lot of houses are getting under contract without the buyer see the house. People are offering over the listing price I don't want to do that because a lot of the properties won't cash flow and if they do would be maybe under $50 per door. Is people over leveraging and get under water in a bad economy with tenants loosing jobs?

Bubble?, you can buy on any part of the circle even when is at the top if you buy cash no appreciation. You have to thing about something when you say that you're going to way until the prices go down to buy that could take years to happen because let's say there is going to be a crash in 2 months probably is gonna take at 18 months until you see the effect on the prices, remember prices go down when there are a lot of foreclose because people is loosing the jobs.

Wow!! Good luck. Everything can be done but you gota hustle because you just jumped in a pool with not water in it. Get another job meanwhile because if you get a deal tomorrow can take months until you see any profits.

Christian Wathne I know it hurts to know you could do way more money. But that's business you make money but probably the previous owner made money too, so is a circle every body win until the circle is turning all the way around lol

People let just be cautious and think twice at the moment of make investment, but I can tell there is something going on when I see people over paying for a lot of crapy houses

Mark Hower Red flag ⛳️ 🔕❌🚫I wouldn't recommend do that kind of transaction, if they don't have to money in cash on in the bank is dangerous. But do what you think is right for you.
