Hi Guys, we went to see a house today and we liked the property it needs son TLC but we can make it through the asking price is kind of cheap for this market, we gonna put an offer above the listing price. The good thing is that the house will cash flow either way. its that a good idea?

Hi there, my day job is letter Carrier, yes I am a mailman, and I gonna be doing it until I'm ready to take real estate investing as a full time job. The good thing is that with my w-2 is easier to get regular loans.

Hi Ayal Magid, I think the best to calculate expense is using the bigger pocket's rental calculator which the 5 five first time that you use it is for free. There is a few videos in YouTube that explain how to use it. I hope that helps.

Hi guys, thanks everyone for your comments always there is something new to learn. My market is going so fast that house are getting under contract on 2 days of be on the mls there were a few house that we were looking at but when we did the number they kind of didn't make sense to I rather to wait until I get something that if the market goes downside we would be able to at least break even and thanks again for your comment. @Anthony Thompson I'll be looking forward to go to the meeting thanks for the suggestions.

Hi guys, I've been a member of bigger pockets for about 3 months. I'm getting into the wonderful world of the real estate and nothing better to start than here, with that said lets talk about what is getting me a little be frustrated. My market is going crazy on how fast the houses are selling (multi-family) and fast is going up. Here is why I'm not sure about what to do, the house that we were going to see tomorrow which is been in the market for 5 days is already under contract. But my agent is trying to get me to buy in another cities close to where I'm looking for but i don't want to because I want to stay close to my job as possible. The real question is should i listen to my agent about start searching in another cities because her guessing is that the prices are going to keeping going up.

Please i'll appreciatte everybody suggestions.
