Ami Sapir every body in here is wishing you the best, but please don't put take a loan on your house because it would lead you to more debt, you guys gotta talk about this seriously and get in a budget, they good thing about your cars is that they are lease not finance you can just take them back to the dealership and payed for new cars. Another person mentioned the the Dave Ramsey's app every dollar.

I do deliver Rhode Island, it makes sense about Thursday, I've seen some house get sold in my route for realtors that used to mailed my costumers every two weeks for months. More you mail the same Targets more opportunity you get to get the deal, people usually have to feel that they know you to pick up the phone and call you. I hope that helps

Nelson J Castillo how far are you from the property, could you try to self manage, until you can take fully control of the situation. A good property manager is really hard to get but next time that you're going to hire one make sure that you ask them for reference and proof of the portafolio they manage.

Ray Lai you're on what day to mail, the best to mail is Tuesday usually the mail is extremely light( I am a letter carrier )

@Matt McConkey actually not, but everything is connected. It's so easy for me to identify a vacant house even when is in a really good shape and that kind of stuff. The good thing about my job is that I can ask all my coworkers for vacant houses or house that they might think the owner would be a motivated seller. I'm getting everything ready about getting my first property and then from there i gonna  like tell my coworkers for every house that you give a lead and I close on it I'll give $500 dollars even when they don't ask me for money, but is good to compensate the people that help you in this journey that is almost all about networking and connections.

Hi there, now that you have the chance to save some money do it. I would recommend you better to be an investor than appraiser/inspector because this two occupation when the make goes down they get really hard time to make money most of them do it as a part time.
