I am new to REI and I am trying to learn how to find the best deal in the market. This deal is located in NW Indiana numbers are roughly estimated, I am planning to buy my first rental property with FHA loan, live there for one year, then move out and rent it out, Screen shot and Link to the file are attached below. 1. Yes, it's SFH and I am planning to have roommates

2. Interest rate might be lower, but so far I was approved for 4.3% (I keep searching for a better deal)

3. The 3% appreciation rate is the average for this area, as for my knowledge, but I might be wrong.

4. I think I can negotiate with tenants to cover water and sewer. Need to think about that one.

5. P&I is 586$ per month, as for right now

6. I took 10% maintenance expense because it's 1956 year house, so I think it's reasonable number. What do you think?

7. I guess the vacancy rate might be a little lower too.
