Post: Submetering Electric in a Nonconforming Unit

Hey everyone,

I manage a 7-unit building with a nonconforming basement unit pulling power from the common/basement meter. The owner would like to get the tenants to pay their own electric. I had two electricians take a look and they say ComEd does mandatory inspections now before adding a meter and would make us upgrade our current 200amp service if we try pulling a permit for a new meter. They're saying it would be $10K-$30K for all the work involved. And then there's the issue of the unit itself being nonconforming. It obviously doesn't make sense at that point and I'd just advise the landlord to bump rent if it's a big deal. Although I would personally just leave it alone as we're already at market and nobody reads the listing text.

I remember hearing about some third-party submetering providers on the BP podcast years ago. Anyone have experience with these? Any other options I'm not considering?

Hey all,

I'm about to have my first eviction. Can someone please recommend a good eviction attorney in Chicago? My traffic attorney recommended me a guy, but his fees are $2.5K and he says it'll be about $4K all-in. Seems super steep based on what people post here.

I've spoken with them and they tell me that limit is for everyone on Zelle. I bank with Capital One. So that's not the case then? Maybe it's different bank by bank.

Hey Everyone,
How do you all pay contractors or disburse funds for others reasons? Everyone uses Zelle, but I'm running into daily and monthly limits. Getting paid by Zelle is great. Paying by Zelle is not.  Fewer people do Venmo and Cash App. Mailing checks is a pain. Is there an easy way to just ACH someone without QuickBooks?

Streets and Sanitation take months to complete. Call the Aderman's office.

 Gave them a call and they said they'd bump us up. Haven't found anything else that can be done. Thanks, John!

I'm managing a new construction in Woodlawn. I put in a request for trash bins with the city a month ago through 311.chicago.gov. They're still not out. This is all the website shows you. Does anyone know how to get the city to bring out trash bins?
