Hey!

Just wanted your take on investing as a sole General Partner on multifamily deals. Maybe on smaller deals, where you can get the financing and raise the entire capital for the project.

Hey!

What is a really good, decent, and bad cap rate for multifamily deals, and does this number play an important role in the analysis of a deal?

Hey!

Does the 50% rule include taxes? Also, how are the taxes on multifamily properties made? As a regular LLC annually, quarterly, monthly?

Hey!

Is the 50% rule accurate enough for someone to rely on it when analyzing a multifamily deal? What exactly are the expenses one incurs with a multifamily property?

Thanks!

Hey,

What are the top factors to consider when analyzing a multifamily deal? How to project cash flow, how to determine if it's profitable and will yield the expected returns to your investors and yourself?

Thanks!

@Jay Hinrichs So you are basically saying that it can be a good time to start flipping, or at least not to worry too much about the next correction? Basically what I am trying to understand and determine is if we should start flipping houses in Florida right now and not getting stuck with 3,4,5 properties because we cannot sell them.

Hey!

I just wanted to get some input on what a good way to structure multifamily properties could be. If we want to offer a 6%-7% preferred return to our investors, what should be a good equity split? And let's say we don't offer a preferred return, straight equity, what would be some good averages?

Hey,

I wanted to ask about commercial financing, specifically multifamily. Is it pretty much impossible to get a loan on a multifamily property without previous experience? Is there a way to secure a loan without experience with another financial institution?

@John Thedford Appreciate the unuseful, unnecessary sarcasm, have a great day!
