The DFW market is indeed hot. The competition is tough. But there are opportunities. You just won't find them on the MLS.

As mentioned already by others, either you find a distressed property so that you can create a value add, or you find something below market value. In most cases these will have to be off-market properties. We can help with that, btw.

Great discussion here. Speaking from our experience, one of the key factors of not keeping each and every rental is that it would be too cash intensive. So it becomes a business decision. Am I in the market to build a rental portfolio (only) or are we here to leverage our expertise and systems and do more volume by offering a service to others? We do the latter. It becomes a win win.

Cashflowing turnkey investment in DFW. This one is located in Haltom City, with high demand for rentals. It is unlisted. Seller is firm on the price. A lot of work has been done to the 4plex and seller wants to cash out for another project.

Fourplex has individual electric meters but only one water meter. Owner pays for water.

Apt #A - $600.00 MTM Unit could be rehabbed to increase rent

Apt #B - $850.00 Tenant moved in Feb 2018 - one year lease - rehabbed Late 2016

Apt #C - $800.00 Tenant moved in Summer 2017 - one year lease - rehabbed Summer 2017

Apt #D - $800.00 Tenant moved in Fall 2017 - one year lease - rehabbed Fall of 2017

This purchase requires buyer to enter into a 1 year property management agreement with Texas Haus Management, who will manage this property for an 8% management fee on rents. If you are a broker, you will need to add your fee to the sales price.

I live in Dallas-Fort Worth where I invest in real estate and have a property management company. But because I lived for 13 years in indianapolis in the past and the markets are very complementary to each other, I started to invest there as well and we also manage rentals there. This is a common fee. We charge tenants $100 at the move in. This covers our expenses to set up their account, do the move in and move out inspection, and manage any turnover expenses as well as disbursing the security deposit with a final report to the tenant at move out. Our PM agreement does however have a section that explains to the owner that certain fees may be collected by PM from tenant and will be retained by PM.

DFW is definitely a great place to invest. Just keep in mind that buying properties off the MLS through a realtor makes the numbers very difficult to work. Finding off market deals will give you an advantage and instant equity in the purchase.

Answering your question, I would visit a few different markets and people in them to determine where you will invest, then leverage 50% and buy the other half of properties without financing. Single family homes, duplexes and or fourplexes. Vetting your “team” will be crucial.
