@Jordas Reyes Your opinion on vacancy....the percentage you use is that the vacancy rate for your area, and what do you mean % changes with each property.

While we are on this topic I have a two family in the Bronx NY and I have a basement and I'm thinking about putting a washer and dryer in the basement of course the tenants would have to pay for using. Has anyone done this with a two family and would the cost out way the income from it.

Welcome to BP. Happy that you have gotten up and dusted yourself off. I went through the same thing I had a 5 family also. I too am getting back. Read, listen to the podcasts they are awesome and stay connected to the forums.
