@Theo Hicks Would you still need to confirm with a lender about third party funds for a downpayment for a  non owner occupied property and when you tell these people that they will be debt partners what  interest rate would you give a debt partner. Final question, for the debt partners would you put them on title and insurance are just one. Thank you for your insight and help.

@Sam Shueh so lets say as you suggest call everyone you know...You need 100,000 for a downpayment you call your phonebook and 10 people say they will lend you 10,000 each. Would you just offer them simple interest on there money and how would you legaly set it up so all bases are covered theres and yours.

@Jared Chenel Dont revamp those goals, stick with your first plan I too love your goals...How much money do you need to pay your bills, living expenses, everything. Now work backwards, say you need 5,000 a month to live then at a minimum you would need 50 doors  STRETCH...SHOOT FOR THE MOON...Listen to podcasts, read, read, read and KEEP GRINDING @Rhett DeanExcellent  suggestions and love those goals. KEEP GRINDING

@Chris Mason What if you already own properties and 1 is your primary residence...will you still be able to get a loan and still be able to do owner occupied financing?

@Brian Adams When someone purchases a property the property taxes don’t remain the same...is there a formula that you use or is used to underwrite the property taxes of a building that you are looking to purchase?

Hey Ryan how is it going? Did you read @David Greene book Long Distance Investing. Awesome book can help you with understanding long distance investing. .@Frank Procopio is correct you interview and I heard this on a podcast about property management....YOU GET WHAT YOU INSPECT...NOT WHAT YOU EXPECT...If you are not willing to regularly visit your rental properties don’t invest there!!! You will need to check on the property manger!!!

I have a two family that has equity. I want to take some out to purchase another investment property. I would like to get a HELOC but my credit has some dings. So I was thinking about refinancing...Here is my question my rate right now is 3.5% and if I refinance the rate will be 5 or higher due to my ding. Would you refi ? Thanks in advance for thoughts on this.
