I have a one family house renting out the top living in the basement. My CPA says when I file I should not file showing the rental income because if I want to sell then I will not get the 250,000 tax free allowance. I don't think I'll be selling my house.  Any thoughts or experiences on this topic would be appreciated. Thank you.

Hey Cesar can't wait for the next meetup the last one was AWESOME!!!!!  You are correct the Bronx is on fire but BANKING FOR APPRECIATION...... Well to me that is speculating AKA GAMBLING,HOPING,WISHING now that may work for some, but Im an Investor....WHAT I HEAR AND WHAT I READ IS.....CASH FLOW, CASH FLOW, CASH FLOW IS KING!!!!!!!!!  Appreciation is the CHERRY ON TOP. Want to make sure DO YOUR MUMBERS and BE CONSERVATIVE in your underwriting.

What percentage (1, 2, etc) do you use for closing cost when you analyze properties.

Brian Burke Thank you for starting this thread...I’m motivated and pumped by these post. I’ve read these posts twice. My GOALS FOR 2018..Read the Bible daily 1.Acquire 150 units(14 units a month) Small Multifamily 4-20 unit buildings in state and out of state 2. Cash flow per door 200 3. Underwrite 10 deals a day 4. Attend 1 Monthly REIA and make 1 friend at the meeting 5. Attend the Mid Atlantic Summit Dave Van Horn 6. Read 2 real estate books a month and 1 motivational book 7. Make better use of my time 8. Pay off my credit cards by March 31 9. Give away 15 pounds 10. Change my eating habits 11. Go to the GYM in the morning before going to work 5 days a week weightlifting 3 days 40 min each day Cardio 2 days 20 min 12. Help and add value to people I meet!!!!! TO ALL ON THIS THREAD THANK YOU FOR GIVING ME THE MOTIVATION AND DIRECTION THAT I NEED....SEE YOU AT THE TOP..!!!!
