I installed FreeFit, and the guy at the store suggested using a latex primer or RedGuard to seal the floor in wet areas, in case something got underneath the planks.

Jesse,
If you are working with a local Realtor, ask him/her to take you on a tour of homes that would be competing for the same buyers. You should be able to answer your own question relatively quickly.
However, price fixes everything. If you can list the home below market without doing the repairs you may attract more buyers. The least expensive house in the best neighborhood is very appealing to buyers.

My advice would be to contact a local Realtor. They will be well versed with local laws, have a legally compliant local lease and addenda, e.g. Lead Paint Disclosure, give you insight on competitive rentals, as well as screen your potential tenants.
I wouldn't wing it on my first rental.

Lesson learned, albeit the hard way. I was fortunate regarding access to the property. I guess the listing commission is so small, they aren't willing to risk losing an electronic lockbox, and use a cheap combo lock. The combo was included in the agent instructions portion of the MLS listing.

I just "closed" on an Altisource property with PTS yesterday. These folks are incompetent. Even the wiring instructions were incorrect. As mentioned in previous posts, the title insurance policy is loaded with exclusions. I will never use PTS again, it is not worth it.

I recently "flipped" a property to my son on a cost plus basis... acquisition and holding cost + repairs/improvements, and I ran into the same thing. The lender indicated an increase in sales price greater than 20% would to need to be seasoned or justified with documentation of repairs and or improvements. Fortunately, I had a home inspection before purchasing the property which produced a volume of deficiencies which were corrected and I kept good records.

Maybe the seller is regretting turning down the previous offers, the seller wasn't prepared to move at the time, or there were other details you're not aware of.

My understanding is if you have a mortgage in your name, you should add your LLC as an additional insured party.
