@Nicolas Conca, the HOA fees in Orlando are going to especially high on condos and typically higher on the vacation/resort communities of single family houses as well...but the lowest HOA fees are in the full time resident communities.

@NA Ben, welcome to BP! You're in the right place. You're in the stage of determining your market, and you have several decisions to wrestle with. Do you buy an actual investment property to rent out to tenants (at a much higher down payment) or do you use cheaper primary residence financing to house hack a duplex/triplex/quad? Determine your goals and your market and go from there.

@Jack Stephens, you can stand out by having a pool (with afternoon sun on that side if possible), nice furnishings, stainless appliances, nice furniture, and minimal or no carpet. As far as wide open availability, you have to remember that you need to be most concerned with the next 60 days and anything beyond that likely has yet to be booked.
