@Justice Adderley, welcome to BP! You're in the right place. If you're certain that real estate is the path you want to take, my advice is to get licensed as an agent while you're still in college and go work for a top producing agent or real estate investor as a paid licensed assistant. The education you'll gain from that experience will far outweigh the low salary/wages that you'll be paid. When you have the funds and the approval, you can move forward on your first duplex/triplex/quad house hack. I would buy a duplex, rent out one side and then rent out all the bedrooms on your own side and sleep on the couch! You have to take full advantage of the seven years you have until you'll have to start paying four-figure sums monthly for your own health insurance. It's time to hustle!
Don't make the mistake that I (and most people) made of financing nice cars and so forth. When you're young, drive a beater now and plow that money into real estate!

@Krystina L., sounds like you're looking for a place like the Orlando Metro Area where you can get profitable vacation rentals or cash flowing SFRs. Orlando is one of the fastest growing metro areas in the entire U.S. I have several market reports on the Orlando Metro Area if you're interested. @Barak Levi, I have property in Jacksonville...but why not invest in your own backyard in the Orlando Metro Area? Orlando is one of the six fastest growing in the state (Jacksonville is not growing as fast): Florida has 6 of the nation's fastest growing metro areas

@Erik Hopperstad, I've toyed with the idea of Kwikset's Kevo bluetooth deadbolt where you can remotely send/activate/inactive bluetooth keys to the lock without wifi...but they're very expensive at about $250. Instead, I currently use Schlage's keypad locks on my units so that I can still create and delete passcodes....so the tenants never receive actual keys (I keep the physical override keys) but it does require a person to manually change the 4-digit passcodes. I consider these locks cost effective at $110 each from Lowe's or Home Depot. They use 9 volt batteries with a battery life of 3 years, so I change the batteries every 1-2 years.

@Hadar Orkibi, I recommend using Trulia.com as a sort of "heat map" for crime. I also recommend looking at the school ratings for any given zip code and properties you're considering because crime rates and school ratings are often closely correlated.
