@Edlira Clevenger, where I recommend investing and where I recommend living are often two different things. As for a nice place to live, I personally always shoot for the best combination of highly rated public elementary schools (because elementary schools are most closely tied to real estate values), proximity to work (30 minutes or less), and proximity to entertainment/local attractions (30 minutes or less). That being said, I live in Clermont and my office is 30 minutes away on Turkey Lake Rd in the Dr Phillipps/Windermere/SW Orlando area. Winter Garden, Dr Phillipps, and Windemere are all very trendy and on the rise, and they're great if you're working on the west side of town or even downtown. As for your relocation timeline, it seems like you'll want to secure jobs here firs--closely followed by a mortgage pre-approval (usually good for 90 days). However, once you get an offer accepted, you should still budget for 30-60 days before closing for conventional financing. @Edlira Clevenger. As a former Naval Officer, I have a VA loan as well. You won't pay capital gains tax on the sale of your primary residence (up to $500,000 exclusion on the profit). Yes, you'll be able to use your VA loan again in Orlando. What part of Orlando would you like to move to?

@Ricky B., Orlando was recently name of one of the best cities for flipping. However, SFRs in the metro area are showing strong appreciation and rental rate increases for buy-and-hold.

@Lourdes Montalvan, Welcome to BP! I get the focus on condos in Miami because of the high prices there, but I agree with @Mike Terry on the need to diversify--geographically for sure in your case because of the severe weather risk, but also in housing type as well. SFRs are a very strong class in Central Florida, and the Orlando Metro Area has the added bonus of sitting well above sea level (as far as Florida goes at least) at about 50 ft and well away from both coasts.
