I would look on Upwork as a starting point. You could post the job description being as detailed as possible. You should be able to get some people there who are qualified to do that kind of research for you.

Hi Gloria, I am sorry this is happening to you! Unfortunately I have had experience with bad property management too. I would recommend checking out https://www.biggerpockets.com/business/finder/property-manag... and see if there is one in your area that could help! In the meantime if you have an idea of the scope of work you could get a handyman in to do some of the small miscellaneous tasks that need to be done. I would create a clear scope of work of what you want done to keep it cheap and to go over and above. If you don't have a handyman try and see if you can find out who the previous property manger used. (if you were happy with their work)

Hey Austin! I am pivoting this year! For my long term rentals I am no longer purchasing in New York State and I am going to be searching out of state in a more landlord friendly state such as Ohio or Pennsylvania. For my short term rentals I am really going to focus on adding improvements that will increase my daily rate and guest experience. I don't plan on adding anymore and just putting my capital into my existing STR's.

Interested to see what everyone else is planning on doing next year!

I think this can depend on your location and why people come to the airbnb. Are you in a location where there is lots to do and the families most likely won't watch that much tv? I have two cabins where one has no streaming subscriptions provided. Anyone can login to their own. The second cabin has Youtube TV, hulu, and Netflix. So far we have never had anyone comment about the lack of or the convenience of having it. So from experience I can't say it has been beneficial or not to our profit. I would also take a look at other listings in the area. Are they offering Disney plus in their listings or other paid subscriptions? If you are one of the few that aren't then you might want to include it. I think this is something that won't make someone choose your property over another one if it has Disney plus or not but I do think it adds to the guest experience of the convenience of it. That it can impact your 5 star review more than what you can charge on a daily rate. Which then in turn consistently having 5 star reviews can increase your nightly rate. Hi Cole, first of all congrats on already looking into real estate investing! That is awesome. I really don't think its too early. If anything make a spreadsheet of the markets you are analyzing and you can always update them as the year goes on. As you said that since you are doing buy and hold you will want to research a markets potential not just now but in the future too. Even if you don't buy a property in the market you analyze now it still will be great practice and experience.  Below are some of the common things I analyze when researching a market to get you started.
