@Michele Velazquez As others have said, it is extremely difficulty to find a property in Houston that follows the 1% rule. Especially a property listed on the MLS. As long as you have underwritten the deal and the numbers make sense for you, then that is all that matters. The 1% rule is an outdated metric in the current market.

I basically researched top places to invest in multi family units in 2022 and then read tons of those lists. I started tracking the ones that were listed the most and also checking the cash flow opportunities since that is important to me. These are the cities that came up and looked the best. What are your thoughts on them?

I would suggest looking into the Galveston area. It is STR friendly and we have regulations in place as well. I'm an investor/realtor and personally have two STRs in Galveston. Feel free to reach out if you have any questions.

You can acquire a beach house in the Galveston area and do 100K in revenue, especially if you are canal or waterfront-which is possible for less than $800k. I have two beach houses that are on dry lots that do well. Feel free to reach out if you have any questions.

Hi Mehul, Houston is extremely large, especially when you include the surrounding suburbs, and there are several areas that would fit what your looking for. Is there a certain area you would like to be closer to? I would suggest narrowing down, roughly, where you might like to live first. Could be as general as north or south Houston, Katy, Pearland, etc.
