@P.J. Bremner

Wow. That sounds like your agent is extremely investor friendly. Have not had one of those in a long time. If it would not be to much trouble and you do not have a problem with sharing I would like to contact him.

I am aware that it is a large area that is way I am looking for multiple agents for it. I had two agents that covered that area. They claimed to be investor friendly and knew the areas well and I informed them I would be putting low offers in. Though when it came time to put offers in they would not submit any offer that was not listing price. I have quite a few properties I am interested in right now out in these areas. I am looking for SFR's.

My plan is to acquire the property through a Hard Money Loan and a partner or private money.

Hello Biggerpockets,

I have a question.

I submitted an offer on a Short Sale property. Now the bank wants bank statements before they approve the deal. I sent in my Hard Money Lender's Approval Letter but they still want bank statements. It is not even in the inspection period.

How do you provided bank statements when you do not have that amount of money?

Thank you to all that reply.

Hello Biggerpockets members,

I am working on a couple off market deals (they are still in the negotiation phase) and I am looking for a California Purchase Agreement for when it comes that time to purchase. Where could I get one?

Thank you all for your responses.

Alright that makes more since.

 @Chris T.  So how would you compare multifamily units (2-4)? Compare them to sold multifamily units with the same number of units with similar SqFt, condition, and age.
