Hi all, considering taking out a HELOC on my primary residence to purchase an investment property. When I purchase the investment property can I put that property under my LLC?

my primary residence isn't in an LLC so my confusion comes in whether or not I can use the funds I get from the HELOC (non LLC) and then buy new property in an LLC. Hopefully I'm asking that correctly.

does anyone have an owner finance contract I can look at? I just need it for wording and how to set it up. I will have a lawyer draw it up when I have a buyer, I just need it now , so I can review it. Thanks guys. You always give me great info here on BP!

when you say balloon does that mean the loan has to be paid off completely or refinanced  at that balloon term?

what if they can't refi what happens?

Ok I need your help !!!

I own 6 acres w/ a new manufactured home all paid for!!

I am considering dividing the property and OWNER FINANCING   2 acres and the house

but, I don't know how, what, when, where ...LOL

my question is 

Do I get with an attorney to write out the terms then advertise it as owner finance?

How do I set this up? 

basically I am new to this and I need input that I can understand and follow 

like when you say balloon at 5 or 7 years... then what?

My goal is to do this all cash. I have a deal listed and hoping it sells soon. It's 179k profit. I plan on using that money to buy more properties. Do I just  flip and sell until I have enough capital to start holding on to properties?

 I wouldn't say it's easy. You have to study and know your material. The State and National test are challenging. I took My courses through Lamar Institute and some cpurses through Real Estate Express. Good Luck
