@Bernard AntwiWelcome!  The good news you are now in the right place! There is a lot of information on this site, and a lot of good people to help mentor you too.  I agree with Jeremy to educate yourself, and never do anything that makes you uncomfortable.  Pennsylvania is a tricky area, considering I live close to where you both are from.  However, I have heard some positive things recently about Norristown investing.  Of course you need to due your due diligence, but the scenarios that you described for how you want to get started can be found within Norristown if you search for it.  Best of luck to you both, and never be afraid to reach out and ask questions to me or others!

Hi Max,

Look no further! Our tax accountant company has an entire division that specializes in real estate. It's Marcum LLP in Bala Cynwyd. You can contact Richard Casmirri (BP won't let me post their phone number so just google them and ask for Richard). They get back to you immediately, they are very intelligent and work with a lot of people within real estate (from people who do this as a supplement to their primary income to full-time professionals). I can't say enough good things about them. I don't get anything for vouching for them, but please let Richard know we sent you:) If you have any more questions, please let me know. Hi Scott, I am a little unclear as to what you are doing. So are you renting the place now? If so, how much are you in, and how much are you renting it? I also would not suggest plugging more money in (as long as you are making a good return now), if the money could be better utilized at acquiring another property. To be honest, I think I need a few more details to best be able to guide you. But first and foremost, it is always good to ask and get advise from everyone. You will never know who's advise is right, it could be a member here, or it could even be your mom:) Just ask around and keep educating yourself. That is the first bit of advice I would give you!

Great post! I have a question for you regarding the materials you used in your flips. From your pictures, it looks like you used Granite and Stainless steel appliances. I am sure you used other higher end materials for other parts of the house that were not pictured. For me personally, I always struggle at what price point can you use cheaper materials. Of course I am sure this varies a bit by location and thus standards within a specific location; however, do you think you could have used less expensive materials and yielding a higher profit (ie sell at the same price)? @Jason Arcuri Thank you for your response. Actually we have been working with a newer agent, and we also have automatic listings already set-up. We also have a very good budget to work with, can close immediately, we have a pretty large farm area to work with, and can do deals without requiring even an inspection as our partner is able to perform that task when we look at properties. However, I have been the one spending hours a day combing through the MLS listings, and trying to find the houses. I have read that a lot of houses sell before they even hit the market, and on several occasions we have been a few moments too late. I was hoping to connect with someone who has connections and specializes in investments, so we (myself and the agent) are looking together for the next deal.

We recently completed our first flip, and would like to either pick up at least another flip or even a rental. We are having a very difficult time finding a property and I am starting to consider if we need to start working with an agent who specializes with working with Flippers/Investors. I have read lots of articles on the benefits of working with someone who is specialized, however, now I am having a difficult time finding someone who specializes in this. Does anyone have any recommendations who specialize in the Philadelphia Suburbs?
