@Dev Paul we're still finding stuff around Charlottesville and Albemarle for clients for under $350K.  Its getting harder and harder to find but still possible.

Welcome @Timothy Roesch !  The Calculator is a good tool here on Bigger Pockets.  I became an "accidental landlord" with my first purchase in Charlottesville in 2010.  It was an expensive tuition to the School of Real Estate.

@Ian Tyndall .. that's the best advice I'm giving clients too.  There's an old hotel on the downtown mall in Charlottesville that was never completed before the 2008 recession.  Charlottesville has fought hard to keep it from getting finished and fought the new owner from fixing the eyesore.  @Sean Bramble .. there's a person in the People Republic of Charlottesville who's very good at his job of catching STR owners and causing problems.

As an agent I'm seeing a lot of activity in the Short Term Rental areas in and around Charlottesville, VA. I'm wondering what strategies people are using with all the restrictions and regulations in place for the county?
