I find houses that are selling for under 60k regularly and in most cases will appraise for 120k. my plan is to buy them with my line of credit fix them and finance out after it's rented.

@Stacy Weng as an investor and agent its harder and harder to find rentals that makes sense dollar wise. Albemarle/Charlottesville is not the most STR friendly place but outlying areas are and travel to and from is pretty doable.

Check with Bank of the James.  They were offering 100% equity lines of credit at one point for high net worth individuals.  They are slow in their process I'll warn you up front.

@Justin Kramp The Cville market is just as crazy as anywhere else right now.  I've not bought a property locally since 2015 that I have as an investment.  There are deals still to be found but they're fewer and fewer over time.  You kind of have to think outside the box a lot.  115 Stratford Court should have been a duplex and I saw where the guy renovated and made each unit into a separate Condo.  He/She had each unit listed for $329,000 + and got both under contract in a matter of days.  I was amazed at the audacity but more amazed at the market's response.  I own the duplex next door so you know it got my mind turning ...

Braden Property Management is who I've used for years.  They do a great job.  @Walter Key also has suggested another good company.  I'm an Realtor in the office there and hear nothing but good about them although I have no used them personally.

@Larry Smith Investing in the Charlottesville area in the last couple years has been a little tougher.  I have a couple units locally that I wouldn't buy again at today's prices.  As a Realtor, my investor clients are having a tougher time competing with a buyer who's buying as a primary residence.  

I've seen some outside the box thinking though.  Ex:  what would be a normal duplex near UVA .. Owner renovated and broke each unit in a Condo arrangement.  They have each unit under contract for $330K each plus.  The building as a whole probably should appraise for $350K so I have no clue how financing is going to work or if buyers are paying all cash but I really thought it was a creative way to make money.

@Pete Silan .. we rent units out on one lease.  

@Alex Forest I use Braden Property Management for my stuff locally.  They do a really good job.

@Pete Silan the Charlottesville market is a good one.  I often wonder where they're getting tenants from with all the new building.  I use a property manager for our rentals near UVA and they keep my duplex full year round.  The first rent up when I bought it took a little longer (Closed in late October) but since then we're 0% vacancy.
