Amazing what constitutes racism theses days.... Racist/Racism is probably the most misused/misunderstood word in the English language.

My interpretation of the Ultimate Guide has always be a SUGGESTION of risk vs. reward as an investor. I've bought in several zip codes since 2015 and my tolerance for risk has changed over time. In May I briefly had a 5 unit under contract in the 44102 zip code. I knew the property would be a little tougher (turnover, CAP EX, etc) than some of my other properties but I was willing to take that risk. Ultimately the deal fell through b/c the owner had a IRS tax lien on the property but my insurance quote on a $89,000 property was $4000/year so I guess the insurance company is racist too b/c they too assessed risk vs. reward. I asked why it was such a high quote and they responded that it was b/c of "theft, arson, fraud claims in that zip code." That is why the area is red on the map.

If you're offended (or fake offended) by the Ultimate Guide then that's on you.  I don't believe there was any offense intended and some Hack writer trying to drum up readership doesn't surprise me.

@Carrie Smith Welcome to Bigger Pockets and Charlottesville's super hot Real Estate market !  Cashflow is tough in Charlottesville for Single Family Homes.  You may find a two unit here and there that can do well or look into investing at a distance.

So do tenants pay gas or owner ?  Video says owner pays but pro-forma above says tenant ?

It all depends on how much you want the property.  

Mold is fixable and for $1500 you might look at the upside down the road and weigh your options.  In a hot market the seller may feel like she/he can find another buyer who's not worried about the mold and remediation expense.

Welcome @James Seed !  You're in the right place to learn about real estate !!  I have several friends who're thinking about getting started in real estate also and I always suggest buying a multi-family and living in one unit and renting the rest.  You'll have less of a down payment and build equity faster that way.  Cleveland is an awesome place to do this in.

How long after purchasing a property in Allegheny County, PA do real estate taxes increase ?  I'm looking at the pro-forma on an offering memorandum and the taxes are based on the purchase price a couple years ago/assessed value.  The property has been rehabbed and only assessed at $17,800 but now selling for around $210,000.
