Ditto what @Brian Garlington said.  I have rentals on the west side (Parma, Old Brooklyn, Lakewood).  Not familiar with Brickyard but I use Holton-Wise.

Charlottesville is tough for buy and hold.  Haven't seen many worthwhile deals in a while.  If you're fixing and flipping.... that may work but its not my area of expertise.

Cost to entry is a limiting factor in Lakewood these days. I own two properties( Quad, Duplex) in Birdtown and they do pretty well.

Thanks @Alex Deacon !! I believe I may have things lined up today with Riva Ridge Pittsburgh. The broker we’re using to close suggested them.  

I find it amazing someone hasn’t taken the market by the horns there in Pittsburgh in the property management area.

We close on a 6 unit property in Pittsburgh next week and the property manager I've lined up has went Missing in Action !  The property is fully occupied and in Turtle Creek.  Anyone with suggestions for a reliable Property Manager ?

@Maxwell Pickens I invested in Las Vegas in 2011-12 and I've now moved my focus to Cleveland.  I just finished a 1031 exchange going from 1 unit in Henderson, NV to 6 in Cleveland (44107, 44111 and 44109 zip codes).  All is well in the LAND.

Its all about timing.  Check out your local Real Estate Investor meeting to network and meet people.
