@Anthony Rosa - thanks!  Currently NYC is unaffordable for most investors, and it looks like you got in at the right time.  I have heard that it's gotten to a point where people are now renting by the room.

Hi All - Seeking some advice on the BEST TOWNS to invest in a 50 mile radius around New York City.  I have read various articles, including blog posts, that say that New York CIty itself, including Long Island, is not an ideal place for a new investor to begin their journey, given that the costs and taxes, respectively, are way too high and most properties do not cash flow.  Having lived in a suburb of Hartford for many years, and knowing that the economic climate and outlook of CT does not look too good for the foreseeable future, any thoughts on where would be an ideal place to start?

@Chris Mignone - Central Islip would work, if I can get the right tenants.  Do you have any deals currently?

@Chris Mignone - I am looking for class B and C neighborhoods in Suffolk that are great rental towns.  My only preference would be not to go too far out, with the cut off being Port Jefferson.

I recently started searching for wholesalers in my area by doing a quick Google search and the results were fairly disappointing.  I am in the Suffolk County, NY area, and would be interested in connecting with wholesalers, as I am looking to buy my first couple of good rental deals in this area.

@Craig Bellot - just seeing this now, and thanks for the information!

@Ryan Deasy - thanks Ryan!  Obviously, even after picking your tenants wisely, have you had any security related issues?  Also, I'm sure you have "boots on the ground", given that you are now managing these properties remotely, and if so, how has that been working?

@Ryan Deasy - why do you believe that New Britain is the best town from a cash flow perspective, as I'm not too familiar with that area, outside of knowing that Central and Stanley are two entities located in that town?  In addition, I have also heard that there are plans for a fuel cell development, but that won't bring in jobs for at least another 20 years.
