Hey guys, appreciate your thoughts on this.
We have a vacant lot that we hope to obtain a permit and build a new single family home on.
How does this all work with the current mortgage company? I am guessing Id just have to refinance it? In that case, Do i just owe the bank the value of the vacant lot?? Also, How do I subdivide lots?

We live in Cranston and have an empty small lot attached to our home. Whats the process of building an in-law unit? Is the permit as big of a deal as building new home? What ball park construction cost should we be thinking about? Can i get a construction loan for this?

Hey guys,
We want to renovate the bathroom in our home. To minimize the cost, do you recommend that we order the flooring ( LVP), vanity, tub etc ourselves and have the contractor do the rest? or let them order it...(potential discount they get?)
Which store would recommend? Home depot? Wayfair??

How would you approach removing a partial wall ( which is splitting the living room).
I plan on hiring a structural engineer to assess it and then have my handyman do the job. But I am not sure if this something that should only be given to General Contractor. I dont know what runs behind the drywall and if its load-bearing.

In use meaning for ventilation/exhuast etc? The tenants have not been using the fire place as far as I see.
Its located on the the opposite side of the drive but next to/above the garden area. (left side of the building). Is it cheaper to just close it up compared to rebuild?

@Patricia Steiner Thank you for your insightful input. We hired a licensed inspector who essentially pointed out this problem. There were no other major issues (including structural/foundation issues ) on the report. I guess 5-6 k would be manageable for us. Maybe insurance company or bank will ask this to be fixed before closing...

Hey guys,
I am under contract for a property that has a bowed chimney. They put on a new roof 10 years ago and never touched the chimney. There is evidence of previous leaks around the chimney which has been patched up with excessive sealant (no flashings). The bowing is pretty obvious and likely needs repointing. The flue liner is also completely deteriorated.
Is this a potential liability issue that we need address soon? If so, what ball park cost are we dealing with?
