Hey guys,
I am under contract for a Triplex in Providence (built in 1930). The basement was previously finished (without permit) and has evidence of mold so we are gutting out the dry walls.
Does the city just not give permits to renovate the basement for rental purposes? I think we would have to add sprinkler system. Would also have to rely on street parking in front of the house. We could potentially make one of the windows bigger as egress.
I was planning on reaching to a RE attorney but was wondering what your experience has been.

A mold inspector came by and said they can remediate it for about $1800. But neither the inspector nor this mold person knows the source. They said itll be hard to know. The basement was at some point finished and illegally rented...so i donno if congestion and poor ventilation was the cause.

Inspector says its common in north east and likely due to old flooding from rain? He recommend taking down the Sheetrock altogether...and spray waterproof paint.

Hello everyone, My first renal property investment.
Had inspection done yesterday.
1) The roof is 15-20 years old. A few broken shingles here and there, curled up shingles, damaged skylight frame window.
2) Mold noted on the basement walls.
Its a 5400 sq 3 unit MFH. Built in 1930.
Would you get a GC and give you an estimate of repairs and ask for credit based on that? Do I have any negotiating power here? Would you get a mold specialist?
