The numbers sound good.

How old is the roofing? Any capex improvements that need to be made?  

Are the surrounding properties full too?

Have you looked at the leases of the 4 tenants?  I would.  Are they long term or short term?  Are they locked in on their rental rates and for how long?  You may want to check with the current tenants to see what their plans are when the leases run out.  You can also ask them what they think of the building and if they know of any issues.

I would call a local leasing agent at some point and get an idea of what market rents are.

it is possible but you will most likely need to partner with some one that has experience.   This means that you will have to bring something to the table whether that is a deal, capital or something else.

I don't think you have the right to view the inside of owner occupied homes. Only park owned homes. 

As far as the owner not showing up for the appointment....just be persistent.

i'm not a broker but I would imagine that the sales cycle is a lot longer in CRE.

expense ratios can easily be above 40% if water is master metered.

I would stick with a conventional loan. Interest rates will most likely rise over the next few years. You will like the fixed rate by year 4.
