Derrick- Regarding your spouse being scared of debt...have you explained the difference between good and bad debt?  

How does she like to learn? Reading, listening, viewing, doing? I would consider this when you are trying to pursuade.

Are other storefronts around the area occupied?  What does the retail turnover look like in the area?  It may be worth calling a local commercial leasing agent to get their thoughts on the market.

Hi Derek.  You should look into the CASH program with 21st Mortgage and Clayton homes.  This program will bypass the owner/MH dealer and provide tenants with new homes.  PM me if you can't find the information and i'll send you the link.  

you are better off with a residential loan.  Commercial loans typically  have balloon payments.  You want it to fully amortize.
