I'm looking for a residential liability only policy in Georgia that includes A&B.  Does anyone work with an agent at either Marsh or Aon?  If not, who is writing large scheduled policies on a regular basis for investors that you recommend?

Hey Matt.  To answer your actual question, there are docs the seller can sign so that you become a party in the active eviction and don't need to start the process over.  Chat with the attorney handling the eviction for info on how to do that.  (Whether it is wise or not to close with an active eviction, depends on the overall deal terms and if you'll lose the deal, so I'll leave that up to your analysis.)

I gave notice to the insured but they didn't take action, which is the basis of the case. I have paid out similar claims, so just need a lawyer to pick up the case.

A tree fell on one of my properties, and the other party is denying my claim.  What lawyer do you recommend to fight the claim and get something paid out?

Hi there! I'm looking for an someone to run comps on about 40 properties in Fulton County. Ideally they will have MLS access since I need historical comps, and that is the easiest way to find it. Project should take about 8 hours, and I'll pay a flat fee. Does anyone know someone who might be interested in this project?

Most property managers will let you pick and choose what you want them to do.  Call around and find one to charge a monthly fee for maintenance management.  Should be able to find that for $50-75 month.  I agree that if you can find a handyman, that's your best option, though.
