@Shyam Panchal I have one that I'm going to sell that might be of interest.  11 Hunters Run Court, Stockbridge, GA 30281.  Market value is $220-240k (so that's where it will appraise).  Tenant is under market at $1200, since market is around $1750, I think.  Sale price without agents, as is, etc is $215k.

I don't think that the 300-400k homes make good rentals in the Atlanta market from a cash flow perspective long term.  I would rather be in 3 150k homes, instead.

Honestly, your best bet will be to chase homes that need significant work in a neighborhood you want to be in.  You'll get a decent discount to retail, since most owner occupants want a finished product, and many flippers are pulling back since they can't get funding.

@William Kyle Walker, thanks.  The broker is telling me that this is standard, so I don't know what to believe, since either way, he makes 1/2 monthly rental and 2%.   Space will rent for around $3000-3500/month.  Do you do a lot of commercial leasing?

@William Kyle Walker the tenant rep is requesting 4% and 1st month's rent.  My agent said that this is a typical request, and needed to be competitive with other Office space in Chamblee.  Landlord rep is requesting 2% and 1/2 monthly rental rate.

I have a small commercial office property in Chamblee and have been given all kind of different quotes for what "typical" commission for both the Landlord and Tenant agents are.  Does anyone know what is actually standard?  I don't want to be too low so that the Tenant agents don't consider my property fully, but also don't want to over incentivize.

I have a buyer for a commercial property that I have on the market, and due to the small loan size (sale price is $150k, they have $50k to put down), the buyer is having trouble finding a lender who will fund such a small loan.  Who do you know in the Atlanta market that might be helpful or interested in the loan or be able to refer it elsewhere?
