@Bishwash Aryal Brunswick itself is very small - only about 16,000 people as of 2017. The crime is very isolated to a specific area. The surrounding county and islands are quite safe. I invest here for a couple of reasons. The first is that rents are high in comparison to the cost to acquire properties. The second is that we have one of the Federal Law Enforcement Training centers in Glynn County. This brings in federal trainees and officers from all over the country. That alone has helped drive up rents. We also are a big vacation destination so a lot of the homes that may be long term rentals are converted into short term rentals. The crime statistics don't bother me at all. As with any other town/city, you have to know which area(s) to buy in.

@Shane Craig we use the same color paint in all rentals;however, we allow tenants to do reasonable paint modifications if they return it back to the original color. To protect ourselves, we state this in the lease, include the paint name and serial number and put a clause that if the paint job isn’t as good as when they leased the unit, we charge a repainting fee. I’ve never had an issue and tenants seem to appreciate this.

@Christopher Phillips and @Jim Cummings - here in GA we have a legal helpline that's manned by an attorney for the real estate commission. I sent the inquiry in this morning as well as am waiting on my broker to review. The verdict is still out!

@Kevin Whisler  - my attorney thinks it is but I think it's now dependent upon our real estate commission to opine. Do you all write it up in the contract as a fee for assignment of contract?

@John Thedford...good question. I'm meeting with them at 4pm today to bring it up. I'll let you know. Most of the really good deals I get come this way, so I hate to give that option up.

@John Thedford - even though the fee is paid for a contract assignment? My attorney thinks it would not constitute a referral fee. I've reached out to my state's commission to get their thoughts as well.
