You could 2 things, alternatively:

1. research deals and present them to an experienced syndicator. Deal finding is the bottle neck for a lot of them right now. Then you could ask to be a co-GP to see how it is done in exchange for finding the deal.

2. If you have money to invest, you could invest in a syndicator's deal to learn the ropes. Explain to the syndicator that you would like to be involved in the due diligence process, the management and see if they are ok with it.

If there was one book to read about syndication, it would be Joe Fairless' Best Ever Apartment Syndication Book.

In commercial, it is all based on lease agreements. I like the idea that others have suggested to offer your tenant options to choose from. It could be the opportunity to get the tenant to sign a new NNN lease with a rate increase that will help cover for this expense.

One way of edging against inflation is to have lease renegotiated "at market rate" upon renewal and it is best to underwrite conservatively, factoring in interest rate increase.

I thought we could share experience about our first CRE deal.


Mine was a restaurant in a small fisher community here in Canada. I got private financing, was lucky only had to put 10% down. I found a lease agreement online and did the best with what I knew back then. The lease was gross with the tenant responsible for all utilities. I am now offering them a rent to own, so they can fulfill their dream of owning their place of business.

I am involved in a mastermind now and learning a lot about how to handle things more professionally:

- identifying a deal with value add opportunity - a "unicorn",

- test driving the property during due diligence - see if the vacancies could be rented,

- replace mom and pop with regional/national tenants.

your downpayment would need to at least cover the broker's fee. You never know: that broker may find you further deals.

The limited partners don't usually qualify for the loan, the general partner does.
