I was wondering if an experienced builder on BP could share insights about pricing a 25 bachelor unit building over 3 floors with a shared office space on the main floor.

I would join an existing company like others have suggested and maybe a group of other investors interested in commercial.

Like with any commercial property, the leases are key and will tell you who pays for what. TIs can be prohibitive with office but can be negotiated too.
