Hey BPers,

I'm figuring out what type of marketing strategies I want to do to develop leads for distressed properties in Houston.  Now if and when my phone starts to ring I want to be prepared and know what questions to ask.  Does anyone have a good generic lead sheet for this that asks the appropriate questions?

Hey @Michael Cowey !  Welcome to BP.

A good website to find all the REI clubs in Houston is www.meetup.com.  There are multiple here in Houston and they hold networking events on a weekly basis.  So far I've been to the Rich Club and the Wealth Club and I enjoyed them both.  We had a BP meet up last week on the 10th that was great for networking as well.  Message me if you have any questions.

I'll ask him why he hasn't gone that route @Jon Holdman. Thanks for the feedback, I'm so eager to get my first deal under my belt that I didn't think of it like that.  My grandmother is the one that keeps hounding me about it, saying that he's about to have to give it back to the bank.

What are all my options when dealing with pre-foreclosure homes in Houston(Missouri City)? I have a family member who is behind on payments (mortgage and taxes I believe). My investor is hesitant to work with my family member because he's afraid my family member will ask for whatever equity he has in the house. What should I do?

Any advice would be greatly appreciated!

Hello BP, 

I'm currently looking for wholesalers that concentrate their efforts in Fort Bend County, Texas (Missouri city, Sugar Land, Richmond, Rosenberg, Katy, Stafford, Meadows Place). My purchase range is 75k - 200k. Looking for buy and holds as well as flips. 

I'm also hoping to meet some contractors that work in these areas.  If anyone has any recommendations that would be awesome.
